Gorrell Hughes Capital Acquires Two-Property Multifamily Portfolio in Southwest Missouri
Sunset Woodland Apartments in Springfield, MO and Excelsior Gardens Apartments in Ozark, MO have been acquired by Gorrell Hughes Capital.
August 25, 2025 — Gorrell Hughes Capital, LLC (“GHC”), a privately held real estate investment firm specializing in workforce housing, has announced the acquisition of a two-property multifamily portfolio in Southwest Missouri. The portfolio includes Sunset Woodland Apartments, a 177-unit community in Springfield, MO and Excelsior Gardens Apartments, a 104-unit property located in nearby Ozark, MO.
Strategically positioned in high-demand submarkets, both properties offer proximity to major employers, educational institutions, and retail corridors. Sunset Woodland and Excelsior Gardens are currently 93% and 96% occupied, respectively, reflecting strong market fundamentals and tenant demand.

GHC plans to implement a value-add strategy across both assets, including modest capital improvements, operational efficiencies, and the rollout of a RUBS (Ratio Utility Billing System) program. ParaWest Management, a leading regional property management firm, has been engaged to oversee day-to-day operations.

Planned upgrades will focus on enhancing curb appeal, modernizing interiors, and optimizing rent growth through mark-to-market adjustments.
